Case Study

Artemis were instructed to carry out CAT-A works for Thackeray Estates at their 30,000sqft New Timber Yards development in Hammersmith. The project started with the building at a shell and core state and included the following works:

- Exposed mechanical services including AHU/FCU and MVHR installations.

- Electrical services including general and feature lighting, small power, distribution boards and metering.

- Access control

- Data

- PV Panels

- Raised access flooring.

- Drylining to perimeter walls.

- WCs on all floors and commuter facilities in the basement.

- Reception with bespoke joinery including a marble topped desk.

Challenges

The project was undertaken on a turnkey basis so Artemis were responsible for taking the design from concept stage to construction while allowing the client the freedom to make changes as the scheme developed. The brief from the client was to achieve a high-end look and feel while maintaining the budget and building in flexibility for any incoming tenants. The exposed mechanical services needed to be very carefully designed and coordinated due to ceiling height constraints and a desire for a clean looking installation, particularly in the reception area.

Solutions

Artemis appointed an interior designer to work on the project, develop the design from the concept pack that was provided and assist the project team in delivering the ERs while maintaining programme. Materials and products were selected that met the client’s requirements for quality whilst also meeting lead in time demands. When it was discovered that the original proposal for an exposed AHU/FCY arrangement would make the space appear too cluttered in the reception area a MVHR solution was designed and implemented.
