Case Study

Artemis Interiors were appointed to carry out the extensive refurbishment of Burleigh House, 385 The Strand in London’s West End.  The works included the stripping out of 4 of the 6 storeys of the building including Ground, First, Second and Fifth floors.  In addition a new external terrace was formed at roof level which involved the extension of the two existing staircases to reach roof level, this required major structural design in order to remove sections of the existing roof slab and form new Staircase Pop-up’s.

The Office Floor works entailed the complete strip out and fitting out of the Ground Floor reception area as well as 3 of the 5 Office Floors to a Cat A+ standard including new lighting & lighting control systems, new main MVHR plant and equipment, tea points, refurbishment and re-development of the existing WC facilities, end of journey facilities within the basement level and a complete re-model of the Ground Floor Reception Area along with refurbishment and up-grading of the lift car finishes.

The building remained tenanted on two levels throughout the project works so maintenance of existing services at all times was critical to prevent disruption and ensure that all facilities remained live for the tenants.

Challenges

Maintaining the operation of the building whilst it remained occupied on two floors and also disconnecting, relocating and re-installing existing equipment. As part of the services upgrade works a complete new LV Switchpanel was installed, replacing the existing equipment, this required complete removal of the original equipment and installation of the new panel over a single weekend to prevent disruption to normal operation of the tenants businesses.

Solutions

Intrusive surveys were undertaken outside of normal working hours with a team of tradesmen to reinstate finishes prior to the re-occupation of the floor areas on Monday mornings. Where this was not possible temporary finishes were installed to provide a like for like finish until the surveys could be completed. In order to maintain building services, including the operation of the Public Restaurant at Ground Floor level, temporary services were installed at roof level to ensure continuity at all times. This also included temporary diversion of power supplies to serve the Ground Floor restaurant and retail unit to prevent closures during busy weekend periods.
